Dallas – Christy Freeland, Chairman of the Riverstone Residential Group, will retire after 34 years of being in the industry. Riverstone credits Freeland with been the driving force in establishing Riverstone’s position in the multifamily industry.

Freeland was one of the founders of Riverstone in 2006 along with current President, Terry Danner. Freeland was instrumental in leading the company through the acquisition of five property management organizations.

“I love Riverstone and the property management business overall,” says Freeland. “We provide people with a place to call home, raise their families and create memories. Each day is different since we are involved in client relationships, business development, financial planning, and, of course, mentoring and working with associates to reach their full potential. I will miss the many people with whom I have worked closely over the years.”

“I am confident that I am leaving the company in very capable hands and I know the company will continue to grow and prosper.” Freeland will continue to work on special projects for the company till the end of this year.

Both Danner and CEO, Walt Smith, tout Freeland’s numerous accomplishments and contributions during her stellar career with Riverstone.

Danner says, “As her business partner, I have had the distinct privilege of working very closely with Christy and I will miss our day-to-day dialogue and group effort. She is a true professional who has been dedicated to driving optimum property performance, providing the best possible service to clients and ensuring our associates have the tools they need to succeed.”

Smith adds, “I have learned a great deal from her in the last few years that I have been associated with her and Riverstone and she has helped prepare all of the senior executives by being a great mentor and teacher of her trade. Camesha Hudson has a growing case of mold in her apartment at Sunrise Place Apartments.

In her kitchen, a layer of gray-green material coats portions of her curtains and chairs. It’s visible on seat cushions in her living room, on toys and in children’s clothes in the closets.

“It’s on everything,” said Hudson, who’s 22 and seven months pregnant. She has temporarily moved in with her grandmother because of the mold.

“Hudson and four other residents are now working with Eubanks, Barrett, Fasig & Brooks law firm, attorney Don Freeman said. The residents contend their complaints have been met with temporary fixes. Officials with Community Housing Partners, which owns the south-side property at 2525 Texas St., say they act promptly when issues arise.

An inspection of Hudson’s apartment is scheduled for today or Monday, a representative of the owners said Thursday.

Sharonda Allen, 29, said mold grows on her walls routinely. When she complains, she said maintenance workers respond by spraying the walls with a bleach solution. Then the area gets painted.

“I feel like they don’t really don’t care because they don’t live over here,” Allen said of staffers.

The subsidized housing complex has 99 units. In 2004, the Tallahassee Democrat reported that the U. S. Department of Housing and Urban Development cited the same complex, then known as Southwood, for various health and safety concerns including potential toxic mold found in four units.

Hudson and others feel like they’re getting nowhere in finding solutions.

The Leon County Health Department doesn’t address complaints related to mold, spokeswoman Page Jolly said. Instead, residents are referred to the Florida Department of Business and Professional Regulation or other agencies.

Jolly said mold may be present in some places since it feeds on moisture. “Tallahassee is pretty damp all year round,” she said.

The Florida Department of Business and Professional Regulation received complaints from Sunrise residents on May 5 and May 10, communications director Jenn Meale said. But its inspectors lack the authority to identify mold.

“The most that our inspectors could do would be to cite a building-repair issue for any observations of a mold-like substance,” Meale said.

Dr. Ronald Saff, an allergist in Tallahassee, said mold spores are not toxic, but there are some exceptions. But he said if a person is allergic to mold, it can cause asthma problems.

Angela Gilyard’s 4-year-old daughter suffers from asthma. She shared a note from Tallahassee Memorial Hospital indicating “mold in patient’s home may be a factor contributing to her asthma exacerbations.”

“I don’t have anywhere else to go,” she said.

Freeman, the attorney, said the firm is working with an environmental consulting firm to determine if legal action is necessary.

Community Housing Partners, based in Richmond, Va., has received three complaints in the past 24 months on mold, said Scott Reithel, vice president of property management. Reithel said he visited every unit in November. “I didn’t notice any mold issues,” he said.”

FOLSOM, CA. – 24 people who purchased converted apartment condos have been awarded a $5 million settlement by an arbitrator who ruled that the condo developer concealed dangerous growths of mold in the units. Prometheus Real Estate based in Santa Rosa began converting about 400 units in the Waterford Place Apartments in 2005 at the height of the condo conversion craze. It sold 41 units from $150 to $250 thousand dollars.

But soon after those who bought the condos discovered that many of the units were infested with mold that were deliberately covered by paint, baseboards and new siding. Many owners reported respiratory illnesses. Violent Vernon’s teen aged children were among them. “Two of the three kids were diagnosed with asthma a few weeks after we moved in,” said Vernon.

The condos are now worth about $60 thousand dollars. Owners were stuck with condos they couldn’t sell or rent. Vernon did not get any medical compensation in the arbitrators ruling but is glad her four year old fight is over. “This was about a sale that never should have occurred,” she said.

Folsom attorney John C. Miller, Jr. represented the two dozen condo owners. He said the mold was caused by moisture from leaking windows and faulty plumbing. “Instead of repairing the problems they merely covered it up with $9 million in renovations,” said Miller.

Miller also said Folsom city inspectors noted moisture leaks and mold problems in reports that were supposed to be posted in the condo sales office and placed on file. But he said the company did neither. The arbitrator cited “fraud and concealment” on the part of Prometheus.

The ruling calls for the company to pay purchase expenses like property taxes, closing costs, and mortgage payments. But condo owners must return their condos and pay for rent to the company for the time that they stayed in the units. In many cases that totaled $20 to $30 thousand dollars. Condo owners say they did not come out ahead because there were no punitive payments assessed in the settlement.

Miller says mold is still a common complaint in apartments and condos. Most settlements are confidential, but the arbitration ruling is public. His law firm handles mold cases exclusively. “We get a minimum of 40 calls a week for new cases,” said Miller.

HOUSTON (KTRK) – There’s outrage from residents of a public housing complex in Houston. The place they call home is infested with mold, and they say their complaints have fallen on deaf ears.

A Houston family living at the Allen Parkway Village near downtown tells Eyewitness News they’ve been living in a home covered with mold, and they say it’s making them sick.

A household at the complex is in constant motion, from wiping and scratching to blowing and coughing. The kids, say their mom, are sick and she shows us why — a filthy smelly apartment she says she can’t clean.

“The carpet you’re standing on, this is the same carpet that flooded from Ike,” said resident Margena Ursin.

“This is the carpet that got wet. And it hasn’t been removed?” we asked.

“Correct,” said Ursin.

Her apartment is inside Allen Parkway Village, a subsidized housing community. Ursin says her complaints to remove her carpet have been ignored. She says Ike water damage to her carpet and ceiling have made her home unsafe.

“Up here where you see it painted and patched up, there was a big mold area there. I wasn’t home when they came to fix the mold,” she said as she showed us the wall above her stairway. “But what the guys did was paint over it.”

The Houston Housing Authority owns Allen Parkway Village and showed us work orders documenting repairs scheduled for next week. But why didn’t the repair happen over a year and a half ago when Ursin says she first complained?

“We’re checking to find out if she ever did make a complaint about the carpet being wet. Did she go into the office and fill out a form?” said Dennia Spellman with the Houston Housing Authority.

“She says she did,” we said.

“Well, I’ll tell you this: Whether or not she did or didn’t, what I can tell you is she is going to get new carpet and it’s going in next week.”

Spellman says they have not found mold before, but there are plans now to test for it. It’s a plan Ursin says is long overdue for her four children.

“It’s not that easy with four kids,” she said. “Their health is my main concern.”

HHA officials say they’re now going to check for mold in Ursin’s apartment and others we visited on Friday.
